    Key features

    • To be offered on Thursday 9 May
    • A fire damaged Historic Lock Cottage
    • In need of restoration
    • Situated on a plot of approximately 0.22 acres
    • Formerly a detached three bedroom lock cottage
    • Benefitting from outstanding rural views

    Description

The shell of the building remains largely intact and the current owners have had a structural survey which states, 'The condition of the external walls are very good, the brickwork is sound. The internal walls and the two chimneys are in good condition, the foundations are solid.' (Please refer to legal pack for further information.)

The lock and the bridge are listed, but the cottage itself is not listed. The property has been fully residential since c. 1984 but has previously incorporated a small craft shop. Potential purchasers should make their own enquiries as to the viability of business use.

The additional land the clients have purchased to the side includes a fair distance of canal frontage and subject to agreement with the canal and river trust you could create a private mooring next to the cottage (which a lot of the cottages further down have done) and the land to the rear gives scope to extend the cottage if desired (subject to requisite consents).

    Additional information

    Tenure

    Freehold

    Notes

Please note there is a water supply to the cottage, sewage is via a septic tank located in the back garden which has not been used by current owner but was working fine for the previous owner, the electric has been disconnected due to the fire however can be easily reconnected as it is located on the pylon opposite the cottage as well as the phone line.

The land around the property and garden is owned by Oxford new college. The current arrangement for vehicular access to the property is on an annual license fee, currently £1100 per year. The college are happy for the new owner to continue this arrangement or there may also be a possibility to make a more permanent arrangement such as a right of way or deed of easement, although there would be a cost to this and it would be negotiable between the new owner and Oxford New College.
