The Property is subject to a 1988 planning permission revealed on the Local Authority Search, which is expressed to be personal to a registered Housing Association. If the Buyer is a non-Housing Association then the planning permission will become “spent” and the building will revert to a “nil use”. Any buyer (if not a Housing Association) will need to apply for a new planning permission to use the property as it will not revert to any previous use prior to the 1988 planning permission. A copy of this planning permission has been included in the auction pack.
Following an incident at the Property on 4 February 2025, prospect Buyers are reminded that the Property has been secured against unauthorised entry by (a) changing the locks and (b) installing security screens on the basement windows and doors, as well internal entrances to two of the rooms on the basement floor. The transfer has been updated to permit the Seller to attend the Property on or after completion to remove the security screens. The Seller is not aware of any material damage having been caused to the Property, but the Buyer should satisfy themselves prior to purchase and make their own arrangements in relation to the security of the Property after exchange.
