What to Consider for Development & Land Sales at Auction

Planning Status

We can provide advice on how to optimise your sale and whether the property would benefit from planning consent if not already obtained. We will also provide you with contacts in our specialist planning teams if further advice is required.

Occupational Status

Rented and income generating properties may also have development or conversion potential. The occupational status of the property can be both a help or a hinderance to the development prospects and we can provide expert advice with a view to maximising the sale price.

Timing & Lead-in of Marketing

For any property involving a development angle, the due diligence from a buyer perspective is increased compared to more standard residential or commercial property. It is essential to factor in an appropriate lead-in time to any auction sale, to balance between giving buyers enough time but not losing their interest.

Auction Backstop / Two Stage Bidding Process

For development properties, auction can work as an excellent backstop if marketing through a normal agency process is taking too long. By setting an auction as an end date, the seller can dictate the time scales of an exchange and completion.
