    Description

Honey Hill Cottage is a sizable Grade II listed, part timber, part brick property under a part thatch and part tiled roof, dating back to the 18th Century with modern extensions.

The house itself is in need of modernisation and is set over two floors with the internal accommodation extending to 2133 sq ft. The front door leads you in to the vaulted entrance hall that also accommodates a small study area. Directly off hallway is the sitting room with terracotta tiled flooring and views across the gardens. Located within the original part of the property is the additional living room with a feature inglenook fireplace, exposed beams and also houses the Aga which is located next to the kitchen.

The dining room is located to rear of the property with views over the gardens and a staircase leading to the first floor. The rear lobby gives you access to the shower room and the ground floor accommodation is completed by the generous utility room.

The first floor accommodation is split over two separate areas. Bedroom one is accessed via stairs from the entrance hall and has the benefit of a generous landing space which could be utilised as an office area. The family bathroom is also located on this level. There are two further double bedrooms located in the original part of the house which can be accessed via two staircases, one located on the living room and the other in the dining room.

Honey Hill Cottage is nestled at the very end of Pettitts Lane which offers a high level of privacy and bordered by farmland.

A single driveway leads up to generous outbuilding which could be utilised to suit your needs. The remainder of the front garden is laid to lawn. There is a right of access over the front garden that is for the local farm to gain access to the field neighboring the property via a five bar gate.

The generous rear gardens are predominantly laid to lawn with a number of mature trees, perennial shrubs and herbaceous borders. To the rear of the garden is a small summer house set in a sectioned off segment of the garden, a small pond is located mid way up the garden and a patio area leads off the sitting room.
