The guarantee provides comprehensive security to the Landlord, requiring the Guarantor to meet all rental payments and observe the tenant covenants in the event of default. The Guarantor’s liability is robust and ongoing, extending throughout the term of the lease (subject to statutory release) and remaining effective notwithstanding lease variations, tenant insolvency or enforcement delays.
