    Description

Penton Lodge is a Grade II Listed country house dating from the early 19th Century, with mid-19th Century additions. The house has primarily been used for Education purposes since World War II and in recent years has also been partly repurposed as a wedding venue. It is constructed of brick with stucco-rendered elevations beneath a pitched and hipped slate roof, the house features timber-framed sash windows and retains many original architectural features.

The Property is currently arranged with the first and second floors providing family accommodation, while the ground and lower ground floors are predominantly used for commercial purposes. The principal reception rooms are centred around a reception and inner hall. The drawing room, sitting room, and dining room are interlinked and enjoy southerly views over the gardens and former parkland. A library/bar, commercial kitchen, store rooms, cloakrooms, workshops, and a traditional wine cellar are also included.

While the house has undergone some remedial works, it would benefit from a comprehensive programme of refurbishment. There is evidence of water ingress and damp, likely due to deterioration of the roof covering.

The Gross Internal Area extends to approximately 17,018 sq ft, with external stores of 672 sq ft. The total site area is approximately 5.94 acres (c.2.4 ha), comprising landscaped gardens, woodland, a former tennis court, and a courtyard with external stores.
