Japanese Knotweed:
A Japanese Knotweed Inspection Report prepared by Charlton Environmental Ltd dated 15 May 2026 confirms the presence of mature Japanese Knotweed (Reynoutria japonica) within the front garden and driveway of the Property. The report identifies a risk of further spread within the Property and to neighbouring land. No formal treatment or remediation works have been undertaken to date.
Prospective purchasers must rely on their own enquiries and should review the Japanese Knotweed Inspection Report included in the legal pack. In addition, prospective purchasers should note that clause 12.6.1.4 of the Transfer contains a covenant requiring the owner of the Property to treat, control and manage the Japanese Knotweed and to take such steps as may be necessary to prevent its spread for a minimum of five years from the date of completion. Any purchaser will take the Property subject to and with the benefit of this covenant and should satisfy themselves as to the ongoing obligations and associated costs of compliance.
Damp and Mould:
A Damp and Mould Survey carried out at the Property identifies Level 3 (Severe Mould) across a significant part of the Property. No remedial works have been undertaken to address the damp and mould issues identified in the survey. Prospective purchasers must rely on their own enquiries and should review the Damp and Mould Survey included in the legal pack and satisfy themselves as to the nature, extent and cost of any remedial works required.
Sewage Treatment Plant:
The Property is connected to a shared sewage treatment plant serving dwellings at Glebe Meadow, East Dean, Salisbury. The Draft Transfer contains provisions governing the operation, maintenance, repair, renewal and replacement of the sewage treatment plant and apportions responsibility for the associated costs between the properties benefitting from the system.
Prospective purchasers must rely on their own enquiries and should review the Draft Transfer included in the legal pack to satisfy themselves as to their rights, obligations and potential liabilities in respect of the sewage treatment plant and any contributions payable towards its maintenance and upkeep.
